JM Mechanical Heating & Cooling A Reston MEP Company

The Benefits of Working With JM Mechanical

What to expect when you call JM Mechanical: a clear diagnosis, straight advice on repair versus replacement, and equipment sized to your home.

Plenty of companies can fix a furnace or an air conditioner. What separates them is how the work gets done once someone is standing in your basement or on your roof. Here is how JM Mechanical approaches it.

We diagnose before we quote

A price before a diagnosis is a guess. When we come out for a repair, we find what failed and why it failed before we talk about cost. Then we explain it in plain terms. If a capacitor failed, you'll hear whether it was age, heat, or a motor that was dragging it down. If a furnace keeps locking out, you'll hear whether it's the flame sensor, a pressure switch or a clogged condensate trap, and what caused it.

Knowing the cause matters. Replacing a part without fixing what killed it usually means another call down the road.

We'll also tell you when a repair isn't worth making. On older equipment with a major failure, such as a leaking evaporator coil, a cracked heat exchanger or a failed compressor, putting more money into the old unit may not be the smart move. When that's the case, we'll say so and explain why, so you can decide with the full picture. When a repair is the right call, we'll say that too.

We size by load calculation, not by the old unit

When it is time to replace, we don't read the nameplate on the old system and install the same size. We size new equipment with a load calculation based on your home's square footage, insulation, windows, air leakage and layout. The original system may have been sized by rule of thumb, and the house may have changed since then with new windows, added insulation or an addition.

Size matters in both directions. An oversized air conditioner short cycles and leaves the house cool but clammy in a humid Cincinnati summer. An oversized furnace runs in short, hot bursts and leaves rooms uneven. An undersized system can't keep up on the hottest and coldest days. Getting the size right is the starting point for comfort and efficiency.

We measure the ductwork, too

A new system connected to bad ductwork still performs poorly. We measure static pressure and airflow to find restrictions, undersized returns and leaks. Rooms that never get comfortable, systems that are loud at the registers, and equipment that runs hot often trace back to the duct system. We would rather find that problem than sell you equipment that won't fix it.

One company for the whole system

JM Mechanical handles heating, cooling, indoor air quality and water heaters. One call covers the furnace, the air conditioner or heat pump, the humidifier or dehumidifier, the filtration and the water heater that often shares a vent or gas line with the furnace. We work on homes and on light commercial buildings across Greater Cincinnati, northern Kentucky and southeast Indiana.

Maintenance plans are available if you want your equipment checked on a regular schedule instead of waiting for something to break.
