A tank water heater gives you warning before it fails, and almost nobody looks. Rusty hot water, popping and rumbling during recovery, moisture at the base of the tank, or simply an install date more than twelve years back all mean you are on borrowed time. Replacing on your schedule costs meaningfully less than replacing at 6am with water across a finished floor.
We install and service both tank and tankless. Tankless costs more up front and needs adequate gas supply and proper venting, but it doesn't run out the way a tank does and it usually lasts longer. Which one is right depends on your hot water pattern and what the existing gas and venting will support — we look before we recommend.
