A tightly built house holds onto conditioned air, which is the point — and it also holds onto everything else. Cooking odors, humidity, CO2 and off-gassing all accumulate when there is no deliberate path for fresh air. Newer and well-sealed homes frequently need ventilation designed in.
An HRV or ERV brings outdoor air in and exhausts stale air out while transferring heat — and in the case of an ERV, moisture — between the two streams. You get the air exchange without paying to condition it from scratch. For this climate the ERV is usually the right choice because of summer humidity.
